A GUIDE TO THE LETTINGS PROCESS
1. The search begins
With a clear understanding of your requirements, we will compile a selection of all properties that match your criteria. Often viewings can be arranged immediately, but always at your convenience.
2. Viewing times
Viewings can be conducted by appointment between 08:30 – 19:00 Monday to Friday, and 11:00 – 16:00 on Saturdays.
3. Accompanied viewings
We provide a personal service. We can accompany all viewings and chauffeur prospective tenants to properties, to ensure they arrive in a relaxed and positive frame of mind.
4. Selecting a property
Once you've identified a suitable property, a one-off holding fee of one weeks rent per tenant secures it for a seven day 'cooling period' unless otherwise agreed (please note that should you decide not to take the property these funds are non-refundable). If you decide to proceed with your property choice the next step is to agree a commencement date, and to supply us with details of referees; references will be applied for and your information will be forwarded to the landlord for acceptance.
5. Tenancy agreement
Once the landlord confirms that they would like to proceed with a tenancy, we will draw up the relevant paperwork, forming an agreement to be signed by both parties.
6. Rent and deposit
An advance rental payment is required prior to the commencement of a tenancy. A rental deposit is also required from the tenant. This will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report.
7. Inventory
An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant, and is used to confirm the state of the property once your tenancy is ended, prior to your deposit return.
8. Completion
Congratulations, keys are now handed over and you can move in to your new home!
